- Once a year for most homes, and every six months for coastal properties or systems that run hard year-round. Commercial sites are usually quarterly.
- Usually restricted airflow (dirty filters or coil) or low refrigerant charge. Turn it off to let it thaw and book a service — running it iced up can damage the compressor.
- We'll give you the honest numbers. If the repair approaches a meaningful share of replacement cost on a system near end of life, we'll say so rather than sell you a patch.
